How are "Property" and "Instanced Property" different ?

Hell, I am a newbie of Unity.

I put materials with "Property" and "Instanced Property" to game objects on a scene. But I did not noticed how it different.

How do I use "Property" or "Instanced Property".

"Instanced Property: the value can only be set by script and this defines the shader as an instanced shader."

As ToxicBOI was kind enough to mention, Instanced Properties may only be changed via script, while Properties may be changed by script or through the Material Inspector.
